Tenants Application Process

Having viewed the property and arrived at a decision to make an application to rent, you will be required to complete a tenant application form, which will be processed by an Independent Credit Referencing Agency.

ADMINISTRATION FEE  To reserve a property the first applicant will be required to pay our administration charge of £100 inclusive of VAT when submitting an application form , any additional applicant will be required to pay a further £50 including VAT per person. This is a non-refundable administration charge which enables us to hold the Property for you subject to contract and satisfactory references. However this does not in anyway form a contract or any obligation upon  ourselves or the Landlord. At this stage and subject to the Landlord’s agreement, we will advise other applicants that the Property is under offer.

COUNTY COURT JUDGEMENTS  If you have a County Court Judgement registered against you we will not be able to proceed to grant you a tenancy unless satisfactory evidence of the  clearance of debt is produced with your application forms. 

PROOF OF IDENTITY & RESIDENCY We will require proof of the applicants residency at the most recently stated address.  A bill governed by consumer credit (ie. credit card statement, bank statement, mobile phone bill) in the applicants name at their current address will suffice as proof of residency. Also proof of identity will be required this can be a copy of the applicants passport or picture driving licence.  We will not be able to proceed with an application without this documentation.

DEPOSITS & RENTS  Given satisfactory replies to enquiries you will be offered a tenancy subject only to the terms of the Tenancy Agreement and payment of one months rent in advance and the security deposit.

PETS Pets are not permitted to be kept in the property unless it has been agreed, prior to the commencement of tenancy, with the landlord. An additional sum towards the security deposit may be applicable. An Addendum to the Tenancy Agreement will be added.
